SAN ANTONIO—Lennar Homes of Texas Land and Construction is relocating to RidgeWood Business Center II in San Antonio.
CBRE announced the 15,409-square-foot office lease for the homebuilder, which will move from Parkway North Office Park (1015 Central Parkway North) to the new address at 1922 Dry Creek Way in February.
“Our main objectives were to find an accessible location with good economics,” Jerry Frey, a senior vice president at CBRE, told GlobeSt.com. “RidgeWood Business Center II checked both boxes and Lennar's ability to fully customize newly delivered space was a bonus.
“We're pleased to complete a fourth Texas transaction for Lennar companies, after the 69,000-square-foot, build-to-suit headquarters office recently opened in Houston.”
The new office is a consolidation of San Antonio office space for Lennar Homes and two affiliated companies owned by Lennar Corp.: North American Title Co. and Universal American Mortgage Co., which are currently in separate offices.
Frey, with CBRE's Austin office, along with Carl Salvato, with CBRE's San Antonio office, represented the tenants in the lease transaction. Shawn Gulley, with R.L. Worth Co., represented the landlord, RidgeWood Building Two LLC.
“Due to our dynamic growth in the greater San Antonio area in recent years, we now have an opportunity to combine our partner companies into one central location, so we can provide an even better experience for our homebuyers,” says David Grove, Lennar Division president San Antonio/Austin. “Our associates will all be under one roof, improving efficiencies as we continue to grow in San Antonio.”
Lennar Homes will move into a first-generation shell space, which will allow the firm to fully customize the design and layout. Key amenities include great accessibility for employees and clients, as well as ample reserved parking.
RidgeWood Business Center is a new two-building flex project in the Far North Central San Antonio submarket.
