ORLANDO—It's one of the largest land acquisition opportunities in Pasco County, FL. Avison Young has listed a plot of land known as Angeline.

Angeline spans about 6,400 acres with frontage that makes it a smart choice for mixed-use development. The land sits along highly-trafficked thoroughfares Suncoast Parkway and State Road 52.

Avison's Miami director and principal Michael T. Fay and senior vice president Jay A. Ziv are spearheading the marketing and disposition of Angeline. The seller picked Avison based on its track record for land sales in the Southeast, which total thousands of acres disposed for private groups, hedge funds and corporate clients.

"We're seeing retailers, businesses, commercial investors and developers alike being drawn to emerging submarkets with increased residential development, strong demographics, and market demand," Ziv tells GlobeSt.com. "With the strengthening fundamentals of Tampa Bay and Central Florida, Pasco County's promise of growth is seen as an ideal location to commit to for long-term projects seeking significant returns on investment."

Pasco County is connected to Tampa Bay's economy, including Tampa, Saint Petersburg and Clearwater. Pasco County residents have access to major highways, airports, railway lines and the deep seaport and the area's labor pool makes it a growing business center. Tampa Premium Outlets mall, Publix, Target, The Groves Golf & Country Club, 80-acre Land O' Lakes Recreation Complex, a 42-mile bike trail known as Suncoast Trail, and several nature parks surround the land.

"Angeline is located in the heart of Pasco County, an economic development and growth area for West Central Florida and an auxiliary submarket between Tampa and Orlando," says Fay.
