MIAMI—The West Building at Aventura Optima Plaza is filling up fast. CNL Commercial Real Estate just inked three new leases at the office building, which brings occupancy to 94%.
Randy Olen and Sareska Alonso of CNL Commercial Real Estate represented the landlord in these transactions. The deals account for about 16,396 square feet of office space and are part of a trend toward new-to-market tenants in the region.
"Having leased office space in South Florida for over 25 years, I can confirm we are currently experiencing a landlord's market in Miami-Dade County," Olen tells GlobeSt.com. "With factors such as lack of office construction and pent-up-demand for office space, we can anticipate rental rates spiking six to 7% per year over the next few years or until we see new office construction."
LP3 Network, a continuing healthcare education company with a primary focus in Pharmacy Compounding training, will occupy the office building's entire third floor., Represented by Adriana Cabanas of The K Company, SFX-LIC Operating has leased most of the second floor. Advanced Neuroscience and Pain Institute, represented by Michael Streur with Coastal Properties of South Florida, will occupy 2,691 square feet on the ground floor.
"Two of these firms are new to South Florida, and we are thrilled to see that Miami is attracting quality companies, which are drawn to the area in order to take advantage of our favorable business environment," Olen says. With these three leases, the building has leased a combined 27,800 square feet year to date, leaving only three spaces available. The remaining spaces range in size between 1,198 square feet and 3,168 square feet.
The award-winning, 114,000-square-foot newly built Aventura Optima Plaza has received LEED certification to the Platinum level by the US Green Building Council. The building also received other prestigious awards, including the 2014 Office Project of the Year by NAIOP South Florida Chapter Awards of Excellence, 2014 Most Outstanding LEED CS Project by the South Florida Chapter of the US Green Building Council and the 2015 Go Green Award by the City of Aventura. The building is located across the street from The Village at Gulfstream Park and is in close proximity to Whole Foods, Aventura Hospital and the Aventura Mall.
