PHOENIX—"Traditionally, class A has been on campus, but we are seeing a trend toward off campus." That was according to Michael Dettling, principal of Avison Young, at the recent RealShare National Healthcare Real Estate conference.

One of the main reasons for the trend, Dettling said, is because there isn't a lot of dirt available next to the hospitals. "In addition, there is also a trend toward retailization and really getting into the community."

What is important today is getting into the neighborhood for the convenience of the patients, added Dettling. "It is also about branding opportunities…people understanding that there is a relationship between that outpatient post and the hospital sponsor that is a mile away."
