BOSTON—Gencom, a Coral Gables, FL-based luxury hospitality and residential mixed-use real estate investment firm, has acquired the iconic 114-room Ames Boston Hotel.
A knowledgeable source tells Globest.com that the purchase price for the former office building was in the "ballpark of approximately $55 million." A Gencom official had no comment on the sale price. RobertDouglas, the exclusive advisor to the seller, an unnamed private investor group, could not be reached for comment.
Gencom has retained Gemstone Hotels and Resorts of Park City, UT to manage the 13-story Downtown Boston hotel. Earlier this year, Gencom announced it had acquired a 50% ownership interest in Gemstone and at the time stated that Gemstone would become the preferred management company for future acquisitions by the Gencom family of companies that do not contractually require management by the brand. Alessandro Colantonio, senior vice president of acquisitions at Gencom, tells Globest.com that the Ames Boston Hotel is the first deal since the firm's June investment that it will be retaining Gemstone on one of its new purchases.
The new owner plans a significant upgrade of the Ames Boston Hotel to convert the property into a luxury hotel. Colantonio says that the renovation, which will begin in January and finish in the early part of the second quarter, will cost between $5 million-$6 million. Guest rooms will receive significant enhancements, as will the ground floor. Additionally, the hotel's existing meeting space will be expanded and substantially modernized, Gencom officials state.
The building dates back to 1893 and was built as the Ames Agricultural Tool Co. building. It is listed on the National Register of Historic Places and was considered Boston's "first skyscraper" since it was Beantown's tallest building from 1893 until 1915. It is the second tallest masonry load bearing wall structure in the world. In June 2008, then owners Morgans Hotel Group, Normandy Real Estate Partners and Ames Hotel Partners announced they would invest $75 million to convert the storied office building into a hotel. At the time of the sale, which closed last Friday, Stepstone Hospitality was the manager of the property.

"We continue to have a healthy appetite for quality assets, located in major urban areas with high barriers to entry and with high return on investment potential. Following the completion of the renovation and the implementation of Gemstone's proprietary marketing and operations programs, the hotel will be well positioned to become the leading destination for upscale, discerning travelers to this market."
He adds that the partnership with Gemstone on the deal was critical because Gemstone knows the Boston hotel market well, considering it is the manager of the Copley Square Hotel here. The deal marks the entrance into the Boston market by Gencom.
