BOSTON—Northeastern University has filed plans to build a new 800-bed student dormitory building on Burke Street here with the Boston Redevelopment Authority.

The letter of intent was authored by Talya Moked, project planner with Epsilon Associates Inc., an environmental engineering and consulting firm based in Maynard, MA on behalf of Northeastern University and Austin, TX-based American Campus Communities.

The proposed project at 10 Burke St. calls for the construction of an approximately 310,000-square-foot building that will house about 800 student beds in an unspecified number of apartment units on the upper floors. The plan also includes some ground floor commercial space.

The Dec. 23rd letter of intent states that Northeastern plans to ground lease the site to American Campus Communities to develop the project that will also feature additional student amenities and services. The 23,424-square-foot property is bounded by Burke Street to the east, Columbus Avenue to the north, Coventry Street to the west and an existing building to the south. The site is currently used as a parking lot, according to a report in the Boston Herald.

Northeastern and American Campus Communities intend to file an Institutional Master Plan Notification/Project Notification Form in early January to begin the approval process with the Boston Redevelopment Authority with the review of an Institutional Master Plan Amendment.

The BRA approved the Northeastern Institutional Master Plan in November 2013 that called for the development of approximately 2 million square feet of academic, research, dormitory, student life, recreation and athletics facility space. The BRA approval at that time also included a green light for the proposed Interdisciplinary Science and Engineering Complex at 795 Columbus Ave. in Roxbury. The $225-million project broke ground in February 2014. The 220,000-square-foot complex is projected to be completed in the fall of 2016.

Officials with Northeastern University and Epsilon Associates Inc. were not available for comment to discuss further details of the new student housing project and the scope of the venture, including its development cost.
