MIAMI—Miami's office market's recovery may have been shy of miraculous, but tremendous is a good word to describe the rebound. The Greater Miami office market continues to build momentum and industry watchers expect to see more milestones in 2016.
"Developers have responded to market demand by beginning construction on a handful of new office projects, with almost 1 million square feet expected to be delivered by 2017," Scott Goldstein, a principal in the Avison Young's Fort Lauderdale, FL tenant representation division, tells GlobeSt.com. "In 2015 alone, 263,078 square feet of office space has been under construction, with roughly half of that located inside the CBD."
Goldsten points to Swire Properties, the developer behind the mixed-use Brickell City Centre project. Swire announced the project last September that one of its towers would become an office building instead of a wellness center, as was originally planned, possibly heading market demand for office.
"That tower, Three Brickell City Centre, will now match its sister building Two Brickell City Centre, and secured law firm Akerman LLP to prelease 80% of Three's 134,600 square feet of office space," Goldstein says. "The delivery of new class A buildings that offer superior amenities is having a negative impact on current pool of existing class A and B buildings. That said, a few opportunities within the class B sector will continue to prove to be financially favorable as those landlords will need to be competitive to secure tenants."
