JERSEY CITY, NJ—Good Brands, one of Amazon's top sellers, is leasing 16,000 square feet in Jersey City's Lackawanna Building at 629 Grove Street. The transaction, brokered by NAI Hanson, continues a wave of e-commerce industrial tenants looking to set up shop just outside of New York City.
NAI Hanson's Russell Verducci, Steve Pastor and Eric Demmers were exclusive brokers for the landlord, Lackawanna Warehouse Corp. The dollar amount of the deal was not disclosed.
Good Brands will locate on the second floor at the industrial building located at 629 Grove Street. The building has 11 foot ceilings, 400 amps of power, a loading tailgate located on 18th Street and heavy power and floors. The Lackawanna Building has on-site property management, three manned and 23 freight elevators with 12,000-pound capacities, separately metered units with heavy power and heavy floors and both wet and dry automatic fire suppression systems.
"As the exclusive broker of the Lackawanna Building we continue to see a tremendous amount of interest coming from growing e-commerce companies," says Verducci. "Good Brands is a top-1,000 Amazon seller with an estimated 77% of the company's sales being fulfilled by the e-commerce giant. The trend in e-commerce will continue to be fulfilling orders as quickly and efficiently as possible. This creates a sustained drive for successful and upstart e-commerce companies to move closer to New York City, which is an enormous population center. Jersey City fits the bill on all fronts. This is an excellent deal both for Lackawanna, which gets a recognized e-commerce tenant and for Good Brands, which is moving into a building space available to accommodate the company's growth."
The Lackawanna Building is adjacent to the Holland Tunnel and offers direct access to the New Jersey Turnpike, Routes 1 and 9, Route 440 and the Pulaski Skyway. The location is also just minutes from The Lincoln Tunnel.
