QUINCY, MA—The 1199SEIU United Healthcare Workers East labor union will be relocating its operations from long-time leased space in Dorchester to nearly 42,000 square feet of space here later this year.
1199SEIU signed a lease for 41,549 square feet of space at 108 Myrtle St., according to Newmark Grubb Knight Frank, which represented the health care workers union in the transaction with building owner and manager Campanelli Trigate Myrtle Quincy LLC.
The labor union initiated a search for new space in mid-December 2014 and finalized the deal in December 2015, according to a spokesperson for NGKF.
Newmark Grubb Knight Frank managing director Jeremy Roy along with executive vice president Mike Edward and senior managing director Leeanne Rizzo, represented 1199SEIU in the transaction. The brokerage team ultimately recommended 108 Myrtle St. based on its location, recent capital improvements and floor plates. 1199SEIU will take occupancy of the new Class A space in June of this year.
The labor union will actually downsize operations from the 50,498 square feet of space it currently rents at its 150 Mount Vernon St. in Dorchester.
"While initially reluctant to relocate from their long-term home in Dorchester, 1199SEIU is thrilled to have found everything they were looking for in a new headquarters at 108 Myrtle St.," says NGKF's Roy. "The labor union will enjoy great economics and tremendous lease flexibility over the course of their tenancy at the new location. 108 Myrtle Street is also providing a brand new turn-key build-out with no construction expense risk exposure for our client."
Recent capital improvements at the six-story, 160,882-square-foot building have included a state-of-the-art lobby, common area and system upgrades, including a new energy management system, newly designed restrooms and common hallways. The newly renovated property also features an on-site gym and café and an updated security system.
According to the union's website, it also has Massachusetts offices in Cape Cod at 29 Basset Lane and in Springfield at 20 Maple St.
