CHICAGO—Class A cold storage buildings have become quite popular with investors, and Bridge Development Partners, LLC has decided to put more emphasis on the sector by adding Brian Niven to the firm in the role of principal – cold storage. Company officials say Niven will help grow the Bridge Cold Storage group across the US.

He joins the firm from J-Power USA Development Co., Ltd. where he was responsible for project origination and development in the US. Niven served as an active duty US Army infantry officer seeing tours in Iraq and Afghanistan and as an intelligence analyst while serving in the reserves. 

He holds a bachelor's degree from the Virginia Military Institute and an MBA from Loyola University of Chicago. Niven lives in suburban Barrington with his wife and three children. 

“We are looking forward to Brian growing our cold storage development and acquisition business nationally,” says Bridge Development co-founder Steve Poulos. “Brian's background developing and managing complex assets is a perfect fit for state-of-the-art cold storage facilities,” adds Bridge principal Tony Pricco

Chicago-based Bridge has been active in the class A cold storage market. As reported in GlobeSt.com, in 2013 it purchased a 307,000 square foot, two-building facility at the corner of 26th St. and Western Ave. in Chicago. Mesa West Capital provided $26.3 million in first mortgage debt to facilitate the acquisition.

“26th and Western is a solid asset in an infill location with durable demand and very little supply,” said Mesa West principal Ronnie Gul at the time, “and will certainly benefit from Bridge Development's experience in creating value with industrial product, particularly cold storage.”
