
MANHATTAN Village, CA—Manhattan Village Shopping Center in Manhattan Beach is undergoing a $150 million renovation to better serve the surrounding community. The shopping mall was originally built in the 1980s, and is a 44-acre 573,000-square-foot mixed-use center.
“Our vision is simply to bring new life to a wonderful asset. Manhattan Village was originally built in the 1980's and has for many years been a favorite shopping and dining choice for a broad mix of visitors,” Steve Yenser, EVP at JLL retail, tells GlobeSt.com. “The redevelopment plan gives us a chance to rebalance and rejuvenate the center with more retail and restaurant choices, better flow, added parking and amenities that will embrace the indoor-outdoor lifestyle and showcase the sophisticated casual charm of Manhattan Beach.” Yenser is leading the leasing efforts and managing the renovation.
The renovation has already started and the center's major tenants, like Apple, Williams Sonoma, Pottery Barn, Sephora and Victoria's Secret, have agreed to remain at the center, while the leasing team is also looking to augment the current tenant mix with affordable luxury brands. “Our leasing team is talking to some exciting retail concepts, affordable luxury brands and signature restaurants. Manhattan Village currently has some top retail brands; Macy's, Apple, Williams Sonoma, Pottery Barn, Sephora, Victoria's Secret and eight full serve restaurants. But at RECON we want to be sure the retail community knows what Manhattan Village will have to offer in the not too distant future.”

The redevelopment phases will include the addition of the Village Shops, a 53,000-square-foot expansion to the current center; renovation of the existing community center; and new amenities and design features, like a central plaza, pedestrian and bike-friendly paths and valet and covered parking, as well as new landscaping and water features.
Manhattan Village Shopping Center is one of several malls, including the Century City Mall and the Beverly Hills Mall, to announce renovation plans, signaling a focus on creating more experiential retail. This particular shopping center has always been a community staple. “Manhattan Village is situated in one of the nation's strongest demographic zip codes and serves Los Angeles County's affluent South Bay cities as well as the Silicon Beach tech community. It has an exceptional location at Rosecrans and Sepulveda Boulevard that is right off of Pacific Coast Highway and major freeways. With the strength of this trade area and the location, it's a strong combination.”
