LOS ANGELES—Competition is all about flexibility. With more and more 1031 exchanges coming to the market, a flexible closing timeline can be the key to winning a deal, according to James D'Argenio, a principal at the Bascom Group. The Bascom Group, which is expecting record-breaking year for transaction volume, is finding many quality deals from 1031 sellers and is able to win those deals by staying flexible at closing. D'Argenio sat down with us for an exclusive interview at RealShare Apartments earlier this month to talk about the firm's strategy and market outlook.

While 1031 exchanges are popular in this market, D'Argenio says that the Bascom Group prefers to recycle capital after a disposition rather than go through a 1031 exchange. That method also offers greater flexibility because it allows the firm to find a deal that fits their criteria rather than one that fits the 1031 pricing. D'Argenio also says that off-market deals have been crucial to finding good opportunities that fit their investment strategy.
