WASHINGTON, DC–The Meridian Group has signed on the health club Equinox as a retail tenant at 800 K St., NW, which is part of a four-building complex called Anthem Row, formerly known as Techworld Plaza.

Equinox is leasing 33,817 square feet in the building.

It has signed the lease as Meridian Group finalizes plans to complete redesign 800 K St., into a trophy office building with a strong retail base. “Anthem Row will be the type of dynamic mixed-use environment in which Equinox thrives, sitting within close proximity to vibrant residential neighborhoods and DC's top Class A office market,” John Mears, senior director of Acquisitions for Equinox said in a prepared statement.

Besides being across the street from the Washington Convention Center Anthem Row is also directly across from the future global flagship location of Apple at the historic Carnegie Library.

The current building has a large floor plate with two cores and one main lobby accessible from the 8th Street plaza. When the renovation is complete there will be two buildings with separate identities and main lobbies. The buildings will also have separate addresses – 700 K St., NW and 800 K St., NW.

700 K St. will have 247,653 square feet of office space with floors ranging from 22,200 to 28,600 square feet. 800 K St. will offer 112,879 square feet of boutique office space with floors ranging from 11,000 to 13,600 square feet.

There will be three levels of retail space totaling 113,870 square feet underlying both buildings. Equinox will occupy space in both buildings with its front door on the 8th Street pedestrian promenade.

JLL's Evan Behr and Doug Mueller are representing Meridian as it leases up 700 K St. office space. The Equinox lease and the Apple store will facilitate interest by office tenants, Mueller says. “Office tenant demand is already heating up now that the commitments of Equinox and Apple have proven the area's retail place-making ability,” he said in a prepared statement.
