AMERICAN CANYON, CA—The completion of the Highway 12 road-widening improvements has positioned a business park into a regional logistics location within Northern California. Construction is complete on the first phase of this project, Napa Logistics Park, located at One Middleton Way.

The park's master plan totals approximately 2.9 million square feet of warehouse and distribution space with direct rail-served access to Union Pacific Railroad. Napa Logistics Park also benefits from direct access to Highway 29, and has access to Interstate 80 from Highways 12 and 37 to the north and south, respectively.

The general contractor was Oltmans Construction Co. and Ware Malcomb provided master planning, architectural design and branding services for the project. The approximately 218-acre five-building business park is owned by a partnership of DivcoWest and Orchard Partners.

The project's first phase includes an approximately 646,000-square-foot high-tech logistics facility currently available for sale or lease. This warehouse project included site improvements and the construction of a new private road. The building utilizes Type IIIB construction with concrete tilt-up walls. A combination of stone and wood veneer accents are incorporated at the entrances, while the main entrance also features a custom-designed glass and steel canopy.

“The building was designed to accommodate potential e-commerce tenants,” Jim Terry, principal of Ware Malcomb's Pleasanton office, tells GlobeSt.com. “One particular design enhancement included the option for the building to be converted into a rail building if the future tenant required direct access to the nearby rail line. The rail could be brought directly onto the site and unloaded/loaded directly to fit the tenant's needs.”

In addition to dock doors convertible to rail loading, GlobeSt.com learns the specifications of the building and loading/parking areas were designed according to the latest industrial trends. This includes 50-foot wide by 54-foot deep column spacing, up to 5,000 amps at 277/480 volts to the main panel or to-suit, 135-foot staging on two sides and 60-foot speed bays.

“A master planned business park of this size that is built to modern logistics specifications and ideally located near rail and road transportation is sure to serve the entire community well for many years to come,” said Terry.
