CLEAR CREEK, NV—Clear Creek Tahoe is a residential community and private club in the mountains just east of Lake Tahoe, about 20 minutes from both Incline Village and the ski slopes of Heavenly in South Lake Tahoe. On 1,576 acres surrounded by 6 million acres of the largest national forest in the lower 48 states, Clear Creek Tahoe is an invitation-only private club allowing members and their guests access to the premier Coore & Crenshaw-designed golf course, hiking trails, clubhouse, pro shop, restaurant and the Julia Morgan-designed beach/ski house, Twin Pines, located on the shore of Lake Tahoe and just a five-minute walk from Heavenly Village.
Clear Creek Tahoe closed on its first home-site sales last month. The buyers of these lots will soon begin construction on its new homes, ready to take advantage of a tax-free Nevada residency. The golf course has been previously in existence but home sites are only just now being made available to members. Homesites range from $350,000 to $1.75 million and custom-designed mountain cottages with two- to four- bedrooms will be offered shortly.
“Clear Creek Tahoe is an easy drive from the Bay Area and provides scenic views, active pursuits and a welcoming atmosphere, making it the perfect year-round retreat for Bay Area residents,” Cory Dider, senior sales executive with Clear Creek Tahoe tells GlobeSt.com. “Now that the club is offering home sites, we're seeing an influx of interest from San Francisco as visitors find they want a more permanent connection to the gorgeous mountains and lush forest. Tax-free Nevada residency is also appealing to California buyers, who are currently paying some of the highest tax rates in the country.”
Clear Creek Tahoe features 268 estate lots ranging from ½ to nearly 5 acres. Homes can sit on a gently sloping hillside, near the golf course, or along a mountain trail–each providing a different panorama of the mountains above and green valleys below. As the golf course seamlessly blends with its natural surroundings, only a select number of sites front the golf course.
The topography of Clear Creek, which is nestled between the mountains, considerably reduces the complexity and cost of site and foundation work, and construction is permissible year round. In addition to the state tax advantage, Clear Creek is also within the county featuring the lowest real estate taxes in the state.
The limited membership at Clear Creek Tahoe has already welcomed more than 80 members in just 60 days. Golf membership includes access to the course and practice facilities. Construction on additional amenities, including a health and wellness center with spa, multi-purpose area, a year-round outdoor saline lap pool, a family tennis and pool with indoor/outdoor play area and bocce court, will begin in 2017. Membership also includes access to all clubhouse facilities.
“Clear Creek's golf experience has attracted those with a keen appreciation of Coore & Crenshaw's majestic design and sustainable features,” said Steve Schroeder, director of club sales at Clear Creek Tahoe. “Wealth preservation is one of the primary factors why people decide to purchase in Nevada, and at Clear Creek they not only have the opportunity to enjoy this financial benefit, but they also have the opportunity to become a member of one the of most exceptional clubs in the western United States and be able to pass the honor along to the next generation through the legacy transferability component of the golf membership.”
As previously reported, Welk Resorts' Northstar Lodge in Lake Tahoe opened the second of three buildings a year ago.
