WEST HOUSTON—In response to the demand for luxury rental product in the Memorial City area, MetroNational is underway on an eight-floor 327-unit midrise located at the northwest corner of Barryknoll Lane and Memorial City Way. The all-rental apartment building, adjacent to Memorial City Mall, is slated to open in the summer of 2019. The project cost is estimated to be $57.2 million, according to BuildCentral.
Designed by Ziegler Cooper Architects Residential, the project will feature upscale amenities including a pool with unobstructed treetop views of the Memorial Villages. In addition, the project will have a club room, resident lounge, game room, gathering spaces, a fitness center, and a private rooftop pet park featuring a pet wash and play area.
The apartments will feature a mix of one-, two- and three-bedroom units ranging in size from 555 to 1,796 square feet. Interiors will include stainless steel appliances, upgraded plumbing fixtures, under-mount sinks in kitchens and baths, 8-foot doors throughout, natural stone countertops, tile backsplashes and Bluetooth speakers.
“In addition to this new multifamily development, MetroNational is delivering 133 high-end apartments atop the new Hotel ZaZa Memorial City in 2018,” said Jason Johnson, MetroNational president and vice chairman.
The city-within-a-city, Memorial City is a premier mixed-use development owned and managed by MetroNational. Memorial City runs along the Interstate 10 corridor, just inside Beltway 8 and contains 8.3 million square feet of developed real estate across 265 acres. Memorial City is a blend of class-A office space, restaurants, retail, including the 1.7-million-square-foot Memorial City Mall, garden, midrise and high-rise residential living; upscale hotel accommodations including The Westin Memorial City and Hotel ZaZa Memorial City opening later next year, and the Memorial Hermann Memorial City Medical Center, the second largest medical campus in the Houston metropolitan area, and The Square at Memorial City, a green space for events, concerts and festivals, GlobeSt.com learns.
MetroNational has selected Slate Real Estate Partners to assist in the development of the new residential project. Slate is a privately held, real estate investment business formed by a partnership between former Gables Residential senior leaders and Houston real estate principals, Benjamin Pisklak, co-principal, and Mark Stevenson.
