CANTON, TX—On the first weekend of the month, thousands pour into Canton for First Monday Trade Days. This, combined with a strong tenant mix, recent renovation and adjacency to a Wal-Mart Supercenter, make for a desirable investment opportunity for a regional retail center.

Trader's Square Shopping Center, a 57,920-square foot center at 301 E. State Highway 243, recently sold at an undisclosed price with a 79% occupancy at the time of sale. Originally built in 1985, the center had a total renovation completed in 2011 with a new roof, facade and pylon sign. The lot size is 6.57 acres.

Additional terms of the sale were not released. Bryce Gissler, Will Merritt and James Mangum of STRIVE exclusively represented the seller in the transaction, a Texas private real estate investment firm.

“Trader's Square is a 16-tenant shopping center in a tertiary market. It's the best center in the area and was shadow to Wal-Mart and Tractor Supply,” Jason Vitorino, managing partner of STRIVE, tells GlobeSt.com. “The lineup includes Aaron Rents, Dollar Tree, Shoe Show, Sprint, State Farm, Sally's, Advanced America as well as others typically found in and around a Wal-Mart.”

In addition to Aaron's, Tractor Supply, Dollar Tree and Sprint, current tenants include Bealls, Factory Connection, Shoe Show, H&R Block, Advance America and Merle Norman. Pad users on site include Applebee's, First American Bank, Pizza Hut and Sonic. Other surrounding retailers include CVS/pharmacy, O'Reilly's Auto Parts, Sears, Brookshires' grocery store, Hibbetts and Dollar General.
