SCOTTSDALE, AZ—2017 was a good year. That is according to Darryl Freling, managing principal of MedProperties Holdings LLC, who was referring to both his company, as well as the healthcare industry.
According to Freling, who will serve as a panelist at the upcoming RealShare Healthcare event, held at the JW Marriott Camelback in Scottsdale, AZ, things were good in 2017 despite the controversy in Washington regarding the ACA.
He tells GlobeSt.com that “While we expect the strain on the insurance markets to continue, we nevertheless believe that 2018 will be again be a good year for the healthcare real estate market. With no major moves in interest rates expected, and new capital coming into the space, we expect demand for product to remain high, with cap rates stable, if not compressing somewhat further for class A product.”
He adds that “Hospital system's ambulatory strategies will continue, with new, hospital affiliated, hybrid facilities consisting of MOB, ASC and urgent care components being developed in suburban locations.”

He tells GlobeSt.com that he is “really looking forward to getting back to the RealShare Healthcare Conference in Scottsdale in December. This has always been a tremendous event. The relationships that have been built there over the past several years have been incredible, and deals have gotten done because of it!”
