NEW YORK CITY—Online food ordering concern Grubhub is increasing its presence at Equity Office's 5 Bryant Park office building by nearly 53,000 square feet. The firm also has expanded operations at its Chicago corporate headquarters.
The Chicago-based online and mobile takeout food ordering company currently leases 26,681 square feet on the 15th floor of the 34-story, approximately 680,000-square-foot office tower. Equity Office reports that Grubhub is now expanding its operations to the entire 12th floor and a portion of the 13th floor of the Midtown property located at the corner of 40th Street and Sixth Avenue.
According to a Grubhub SEC filing in November, the company will now occupy 31,914 square feet on the 12th floor and an additional 20,624 square feet on the 13th floor. Grubhub also signed a lease extension, which will keep its New York Cityoffice at the building through 2027. Other major tenants at the property include HOK Architects, Movable Ink, Schireson Associates and TJX.
The November SEC filing also reveals that Grubhub signed a lease extension for its corporate headquarters at 111 W. Washington St. through March 31, 2028 and increased its current operations at the property by 17,608 square feet to more than 146,000 square feet.
“The Bryant Park submarket continues to be one of the most attractive in the city for growing creative companies that are drawn to its world-class dining, retail, and hotel options, expansive public spaces, and unrivaled access to transportation,” says Zach Freeman of Equity Office. “Grubhub has been a valued tenant at 5 Bryant Park for over five years and we are pleased to accommodate its remarkable growth.”
Jeff Fischer of CBRE represented Grubhub in the transaction. Equity Office was represented in-house by Freeman and Scott Silverstein, along with Brian Waterman, Josh Gosin, Lance Korman, Alexander Radmin and Brent Ozarowski of Newmark Knight Frank.
The office expansions in Chicago and New York are the result of significant growth by Grubhub. On Oct. 25th, the company reported a 32% year-over-year increase in third quarter revenues to $163.1 million. Gross food sales in the third quarter grew 18% year-over-year to $867 million, up from $735 million a year earlier.
Grubhub recently completed three acquisitions totaling approximately $360 million in cash. Grubhub closed the acquisition of Foodler, a leading online delivery platform in New England, on Aug. 23rd, and closed on the purchase of 27 select OrderUp markets on Sept. 14th. The firm also reported it had finalized the acquisition of Eat24 and commenced its partnership with Yelp on Oct. 10th.
Equity Office completed a substantial capital improvement program at 5 Bryant Park in late-2015. During renovations, the building's 40-foot by 18.5-foot mosaic mural entrance, which was completed by artist Max Spivak in 1958, was discovered and then meticulously repaired and restored. The capital improvement program also included the reimagining of the design of the tower's dual lobbies; renovation of the 40th Street entrance and canopy; modernization of the elevator system and the revitalization of the building's retail component, including the construction of a new storefront.
