NEW YORK CITY—The Permanent Mission of Japan to the United Nations signed a 50,391 square-foot lease to occupy the entire 27th, 28th and 29th floors of the Fisher Brothers’ office tower at 605 Third Ave. An industry source tells GlobeSt.com that the asking rent for the 15-year lease is in the mid-$70s per square foot.

The Permanent Mission of Japan represents the government of Japan in conducting diplomacy to achieve foreign policy goals. Its relocation from 866 UN Plaza is scheduled for early 2019.

Cushman & Wakefield’s Mariyon Robertson and Junji Miyake represented the mission and Fisher Brothers was represented in-house by Ken Fisher, Marc Packman, Jack Whalen Sr. and Clark Briffel, as well as by Cushman & Wakefield’s Bruce Mosler, Louis D’Avanzo, Michael Baraldi, Andrew Ross and Maria Travlos.

“The Permanent Mission of Japan was drawn to 605 Third Avenue’s first-class tenant services and prime location near the United Nations,” says Ken Fisher, a partner at Fisher Brothers. “We are pleased to welcome this organization to our esteemed tenant roster.”

Located between 39th and 40th streets, building tenants includes Informa, Univision, AECOM, Davidoff Hutcher & Citron LLP, Katsy Korins LLP and the United Nations Population Fund.

Fisher Brothers originally built the property in 1963 but recently completed a $25 million capital improvement program. This included a new entrance and lobby, designed by architect David Rockwell and the Rockwell Group.

The entrance of the building was extended out onto the plaza to create a larger lobby with a decorative wall of brass panels and a white ceiling with LED backlighting. Two oversized, digital, glass windows were added. Each are composed of 900 translucent tiles, designed and programmed to provide kaleidoscopic computer-generated patterns. These unique panels function as public art visible from within the lobby and from the plaza. The building was also recently certified LEED Gold by the US Green Building Council.

Fisher Brothers’ portfolio includes in Manhattan, Park Avenue Plaza, 299 Park Ave., 1345 Avenue of the Americas, 605 Third Ave., 225 E. 39th St., and property under development at 111 Murray St. Their assets in Washington, DC, encompass the luxury rental Station House and the private office complex Station Place. In Las Vegas, Fisher Brothers is developing AREA15, a retail, dining and nightlife complex.
