JBG Smith Lands Another Tenant For Bethesda Trophy

Orano USA is consolidating its regional headquarters at 4747 Bethesda, which is under development.

WASHINGTON, DC–JBG Smith has secured a 21,748-square foot lease with Orano USA, a US subsidiary of Orano, a global nuclear fuel cycle company, at its trophy building under development at 4747 Bethesda Ave.

Orano joins a handful of other companies that have pre-leased space at the 15-story building, which will have 281,000-square-feet of office and 6,000-square-feet of retail. There is JBG Smith itself, which will use the building as its headquarters, as well as the REIT Host Hotels & Resorts, which is taking 55,000 square feet and management consulting company Booz Allen Hamilton, which has signed a 65,000-square-foot lease. The building is expected to deliver in Q3 of 2019.

Orano will occupy space on the 10th floor of of the building. Brian Wood of CBRE represented the Orano in the lease negotiation.

The building will feature a two-story, curved steel and curtainwall façade system, floor-to-ceiling glass, and a Penthouse rooftop terrace and indoor/outdoor lounge. The building is being designed to LEED Gold standards. 4747 Bethesda is also transit-friendly located close to nearby metro stops.

The majority of Maryland’s office pipeline is concentrated in Bethesda/Chevy Chase, Transwestern noted in a recent report, namely at 4747 Bethesda Ave. and Carr Properties’ 7272 Wisconsin Ave., as measured by square feet. There are four other projects in the pipeline totaling 466,000 square feet across Montgomery County and Prince George’s County, which are scheduled to deliver by year-end.
