POMPANO BEACH, FL—TSF Sportswear has signed a lease deal that will expand its headquarters operations here by nearly 72,000 square feet.

The wholesale apparel distributor has inked a 172,927-square-foot lease at 1951 N. Powerline Road, according to an announcement by Chicago-based industrial development firm Bridge Development Partners. TSF Sportswear will take space at the first building of Bridge Development’s Bridge Point Powerline Road project. TSF will relocate from its current 101,000-square-foot headquarters space at 1501 W. Copans Road.

TSF Sportswear is a wholesaler of T-shirts, sweatshirts, hats and other apparel from brands such as American Apparel, Badger Sport, Dickies, Outdoor by Hilton, Sierra Pacific, Van Heusen and Whispering Pines.

Tony Hoover of CBRE, who represented Bridge Development in the transaction, says TSF outgrew its existing headquarters but wanted to remain in Pompano Beach to maintain its employee base. “Bridge Development was the only developer that could offer an expansive 170,000+-square-foot floor plate,” Hoover says. “TSF’s new modern facility allows for future growth and is sure to deliver efficiencies to their supply chain, thanks to a prime distribution location midway between the Florida Turnpike and 1-95.”

Kevin Carroll, partner in the Southeast region for Bridge Development Partners, says the TSF Sportswear deal is a testament to the strong preleasing activity to the project’s “unparalleled location and flexible offerings, combined with the unprecedented demand we continue to see across South Florida for well-located and designed industrial facilities that meet the changing needs of today’s user.”

Bridge Development Partners broke ground on the Powerline Road project in April after securing a $32.1-million mortgage from Webster Bank of Waterbury, CT.

Bridge Development Partners expects to deliver more than 1.75 million square feet of industrial space in South Florida over the next 12 months.
