IOTAS Technology Begins to Learn Behaviors

Slated for completion in early 2019, The Palmer will offer 46 units, all of which will be integrated with IOTAS smart home technology, which can control various home functions from a smart device.

The Palmer will also offer amenities such as an expansive rooftop lounge and private garages.

FORT WORTH—The River District is a 276-acre mixed-use development in the heart of West Fort Worth and steps from the Trinity River. The River District neighborhood has several projects currently under construction, including a new office development, 101 Nursery Lane, and two new townhome developments, The Grove and The Parkland.

Construction is underway on another project, The Palmer, a boutique multifamily development located at 117 Priddy Ln. Slated for completion in early 2019, The Palmer will offer 46 units, all of which will be integrated with IOTAS smart home technology, according to Fort Worth-based real estate development and investment firm, Fort Capital. This smart home technology will provide residents with full outlet and lighting controls, home entry alerts, smart thermostats, customized lighting, voice control and motion sensors, all of which can be controlled from a smart device.

“Each of our units will be equipped with IOTAS smart home technology, which will digitize everything in our residents’ home,” Jason Baxter, Fort Capital’s COO tells GlobeSt.com. “With the IOTAS app on your smartphone, you can do everything from lock your door to adjust the thermostat to turn on/off the lights, all while on the go.”

What is so unique about the software is the machine learning aspect, Baxter observes.

“IOTAS will begin learning your behaviors, so that it will automatically be able to do things like adjust the thermostat to your liking when you wake up in the morning,” he continues. “IOTAS will make the lives of our residents more seamless, while also helping to automate energy saving initiatives and reduce energy costs.”

The Palmer is also within walking distance of popular businesses and restaurants such as Salsa Limon, Lettuce Cook, Flowers on the Square, Abundio’s Fit Society, GWW Real Estate and the highly anticipated Heim BBQ, which is undergoing renovations during the next few months.

“The Palmer is going to be a fantastic addition to The River District and Fort Capital’s portfolio,” said Chris Powers, CEO of Fort Capital. “Between the smart home technology and The River District offerings, these apartments are unlike anything else. I’m really looking forward to seeing how this development will impact the neighborhood.”

The Palmer’s studio, one-bedroom and two-bedroom units will include 10-foot ceilings, hardwood-style and tile flooring, stainless steel appliances, granite countertops, oversized tubs, washers and dryers, designer light fixtures, and oversized balconies. The Palmer will also offer amenities such as an expansive rooftop lounge, laundry/dry cleaning services, a coffee bar with co-working areas, bike storage, a package concierge, and gated covered parking and private garages.

Established by Chris Powers in 2012, Fort Capital is an investment firm focused primarily on real estate development, with more than $200 million invested in multifamily, student housing, industrial, commercial and land properties throughout Dallas-Fort Worth. Projects include the 8-acre redevelopment of apartments and townhomes in the West 7th corridor, 440-plus bedrooms of new off-campus student housing at Texas Christian University and 100-plus residential lot positions in Westworth Village, in addition to The River District.
