Two Firms Sign Major Leases at Miami International Commerce Center

Commercial brokerage firm Transwestern reports that Esquire Logistics has signed a 44,160-square-foot lease at the 3.5-million-square-foot industrial park at 8272 NW 21st St.

The Miami International Commerce Center totals 3.5 million square feet of industrial space.

DORAL, FL—Esquire Logistics Inc. and AAR Aircraft Services have signed new lease deals and will relocate operations to a combined nearly 95,000 square feet of space at the Miami International Commerce Center here.

Commercial brokerage firm Transwestern reports that Esquire Logistics has signed a 44,160-square-foot lease at the 3.5-million-square-foot industrial park at 8272 NW 21st St. The warehouse logistics, air freight, and “white-glove” shipping firm will be shifting operations currently based in Hialeah, FL.

AAR Aircraft Services, a leading independent provider of aviation services to commercial and government customers in more than 100 countries, recently signed a long-term 50,000-square-foot lease at MICC and will relocate operations in the area to the property. The company is headquartered in Wood Dale, IL.

Transwestern senior managing directors Walter Byrd and Ben Eisenberg, managing director Thomas Kresse and VP Carlos Gaviria represented Esquire Logistics in the firm’s transaction and handled lease discussions for the property ownership in the AAR Aircraft Services deal. The landlord, PS Business Parks of Glendale, CA, was represented in-house by Jorge Suarez and Rich Guertin in the Esquire lease deal. Newmark Knight Frank’s Steve Medwin and Nick Wigoda represented AAR Aircraft in its lease transaction.

“Esquire Logistics needed a space where functionality met fiscal efficiency, and the market for this product is particularly tight,” says Transwestern’s Gaviria. “We were able to identify and secure a facility in a good location with abundant loading positions, which will allow our client to provide a higher level of service, the single-most important goal it strove to achieve from the beginning.”

Transwestern’s Kresse says a key to the AAR Aircraft deal was the property’s address. “MICC’s location, less than two miles from Miami International Airport, played a major factor in AAR’s decision to relocate,” he says. “In addition, we were able to accommodate the tenant’s space requirement and offer a generous parking ratio.”
