ALPHARETTA, GA—Manchester at Mansell, a 468-unit multifamily property adjacent to Atlanta’s premier suburb, Alpharetta, at 401 Huntington Drive in Roswell, GA, has been sold. CBRE’s Kevin Geiger led the team that represented the sellers, Titan Real Estate and Investcorp International, in this transaction. CBRE’s Richard Jordan arranged acquisition financing for the buyer, who was not identified.

The gated apartment community is situated just three miles from the new Alpharetta City Center development with restaurants, retail and housing components.

“The community is surrounded by major employers such as General Motors, AT&T, and Jackson Healthcare, which recently announced an expansion designed to accommodate 1,400 additional employees over the next five years. These are all great amenities that make this offering a unique investment opportunity in a high-barrier location,” says Geiger, vice chairman at CBRE. “In addition to the thousands of high paying technology jobs drawn to the area, Alpharetta is also a wonderful place to raise a family. Manchester at Mansell is located within highly-amenitized, rapidly urbanizing surroundings including the Alpha Loop, Big Greek Greenway, Alpharetta’s new food hall ‘The Daily’, and Encore Park and Topgolf.”

Over the last 24 months, the North Fulton office market has completed nearly 2.8 million square feet of lease transactions, exceeding Midtown, Buckhead, and Cumberland/Galleria. Due to a robust technology infrastructure, more than 600 technology companies call Alpharetta home, including 15 enterprise and co-location data centers.

Completed in 1984, Manchester at Mansell’s amenities include a clubhouse, two swimming pools, two tennis courts, a fitness center, playground, cyber café, sand volleyball court, and mature landscaping.
