One Gateway, Newark, NJ

NEWARK, NJ—As the joint owners of One Gateway Center launch a multimillion-dollar facelift for the iconic Newark office tower, Axonic Capital, Taconic Capital Advisors, and Onyx Equities have named Jones Lang LaSalle as exclusive leasing agent for the property at 745 Raymond Boulevard in Newark. JLL will provide a full range of leasing and marketing services for the class-A, 543,494-square-foot office building.

The JLL team overseeing the new leasing assignment includes Timothy Greiner, executive managing director and head of agency leasing for JLL in New Jersey; Blake Goodman, executive vice president; and Colleen Maguire, associate vice president. They will work closely with DJ Venn, senior vice president of asset management for Onyx Equities.

One Gateway Center is among the most important office buildings in downtown Newark,” says Greiner. “The property is directly connected to Newark Pennsylvania Station via skybridge, making it a terrific destination for businesses requiring easy access to mass transportation in and out of Manhattan.”

The 26-story One Gateway Center was designed by Gruen Associates and constructed in 1971. The multimillion-dollar capital improvement program includes significant street level renovations and improvements to the building’s interior concourse walkway.

In addition to the Penn Station skyway, building amenities include retail conveniences, a Hilton Hotel, restaurants and connected garage parking. The area surrounding One Gateway Center offers a wide variety of entertainment and sporting venues, three nearby universities and shopping and dining options.

Onyx Equities has a long track record of redeveloping assets into highly sought-after, amenity-rich, state-of-the-art workplaces that attract businesses focused on their people,” says Goodman. “We expect One Gateway Center to be brought back to its premier status with the repositioning campaign. Major commitments by Audible, Panasonic, Broadridge Financial Solutions and Mars in the past several years demonstrate the upward momentum of downtown Newark.”

Approximately 132,000 square feet remain available at One Gateway Center. Available spaces vary in size and are spread throughout the 26-story building.

“We are pleased to have this team from JLL working on what will prove to be the single most important, urban transit hub and office complex in the state of New Jersey,” says Venn.
