EAST RUTHERFORD, NJ—Finishing off the leasing activity at the ePort Logistics Center, a six-building, two development site portfolio it acquired last year, the New Jersey office of Duke Realty Corporation has leased ePort 960, a 220,200-square-foot warehouse located at 960 High Street in Perth Amboy, NJ. Metropolitan Warehouse & Delivery, a furniture delivery and fulfillment service, leased the entire building, bringing Duke Realty’s entire New Jersey in-service portfolio to 100 percent occupancy.

Duke Realty acquired ePort 960 late last year as part of a 3.1 million-square-foot portfolio along the I-95 corridor.

“Demand for warehouse space in New Jersey continues to be strong, particularly for modern properties in close proximity to the New York metropolitan area,” says Ben Rosen, Duke’s vice president of leasing and development. “ePort 960, as well as our other buildings along the I-95 corridor, are among the newest and most functional buildings in the market and perfectly suited for last-mile fulfilment operations. We are pleased that Metropolitan saw the benefits that ePort 960 offers and acted quickly to secure the space.”

ePort 960 is one of three new industrial buildings known as the ePort Logistics Center that Duke Realty owns just off NJ Route 440 (I-287) and east of I-95 in Perth Amboy. The building features 36-foot clear height, 44-foot-6-inch x 55-foot column spacing, 29 dock doors, and two drive-in doors. Outside of the building is a 130-foot truck court and parking for 112 automobiles and 57 trailers.

Joseph Nitti with Commercial Real Estate Partners represented Metropolitan Warehouse & Delivery in the lease, while Duke Realty was represented by Ben Rosen and Caitlin English and its listing agents Thomas Monahan, Stephen D’Amato and Larry Schiffenhaus with CBRE.

Duke Realty currently has two buildings under construction in Northern New Jersey along I-95 which are available for lease. 5 Ethel Boulevard in Carlstadt is a 193,805-square foot building in the heart of the Meadowlands submarket, and 429 Delancy Street in Newark is a 661,741-square-foot facility close to New York City, the Port, I-95 and I-78. Both buildings are slated for delivery in early 2019.

Duke Realty’s New Jersey portfolio currently includes 5.7 million square feet of industrial properties.  On a nationwide basis, Duke Realty Corporation owns and operates approximately 149 million rentable square feet of industrial assets in 20 key U.S. logistics markets
