CityPlace Becomes New Urban Center in North Houston

When fully developed, the 60-acre mixed-use development, CityPlace, will include 4 million square feet of class-A office space with 400,000 square feet of retail space, a Marriott and additional multifamily.

SPRING, TX—As the growing population spurs new mixed-use development, one project has begun to take shape, beginning with the office component. The 149,600-square-foot CityPlace 1 office building is now underway, according to a joint venture led by Patrinely Group, and including USAA Real Estate and CDC Houston.

CityPlace 1 is the first multi-tenant office building to be constructed in CityPlace at Springwoods Village. CityPlace is a 60-acre mixed-use development located at 1700 City Plaza Dr. When fully developed, the project will include 4 million square feet of class-A office space with 400,000 square feet  of retail space, a full-service Marriott hotel and additional multifamily projects.

“CityPlace 1 is another major milestone as CityPlace continues to become the new urban center in north Houston,” says Robert Fields, president and CEO of Patrinely Group. “With ABS headquarters, Marriott CityPlace and the HP campus nearing completion along with Star Cinema Grill coming  soon, we are creating a truly unique, walkable, mixed-use destination.”

Scheduled to be completed in the second quarter of 2019, CityPlace 1 will include 122,700 square feet of office space and 26,900 square feet of ground floor retail space. The building will feature floor-to-ceiling windows, elevated terrace and garden areas, ample parking and a covered pedestrian connection between the office lobby and parking structure. The building is planned for LEED Silver certification.

“In developing CityPlace, it was a strategic decision made by the partnership of Patrinely Group, USAA Real Estate and CDC Houston to concentrate all of the initial development projects around our lakefront plaza area and have future development radiate outward from this core,” Fields tells GlobeSt.com. “In addition to immediately creating a true urban center for the project, moving forward, this plan minimizes walking distances from future projects to existing retail, residential and hospitality amenities.”

Under the direction of Patrinely’s Dennis Tarro, JLL’s Chrissy Wilson and Russell Hodges are leading the office leasing for CityPlace 1. Transwestern is the leasing agent for the retail space, with Crystal Allen and Chace Henke leading the charge.

“This multi-tenant building is ideal for small- to medium-sized tenants and is prominently located at the heart of the CityPlace complex–directly across from the Marriott hotel, ABS Plaza and the lakefront public plaza, all of which are opening later this year,” said Wilson.

It will provide the growing area of Houston near the ExxonMobil campus with integrated live, work and shop amenities.

“Given that the 326,000-square-foot build-to-suit for American Bureau of Shipping and the 327-room Marriott CityPlace are both opening later this year and each is located directly adjacent to the public plaza, it made sense to develop our CityPlace 1 proximate  to these buildings and advance our vision for the overall project,” Fields tells GlobeSt.com. “We are seeing tremendous interest from a variety of industries, including technology, financial and obviously energy. The activity we are seeing tells us that today’s tenants looking for long-term headquarters or regional offices are primarily concerned with location, access, amenities and quality sponsorship, all of which exist at CityPlace.”
