Full Occupancy Follows Major Office Overhaul

After strategic renovations transformed the class-A office tower, 1850 Gateway is now 100% occupied following a string of recent signings, with Apixio set to take over a full floor in a long-term lease.

Recent improvements include adding an outdoor lounge and upgrading shared spaces.

SAN MATEO, CA—Following a multi-million dollar capital improvement project, 1850 Gateway now features redesigned office layouts, amenities and a community vibe. The class-A office tower is now 100% occupied after a string of recent signings, with Apixio set to take over 21,441 square feet of turnkey space on the building’s third floor after signing a long-term full-floor lease, according to CBRE Global Investors.

Apixio will relocate from a neighboring location in San Mateo, and is planning a comprehensive build-out ahead of the firm’s move in September. Apixio, a company specializing in data science solutions for the healthcare industry, will bring approximately 120 employees to 1850 Gateway, with the capability to eventually expand its roster to 150 workers.

Under the new ownership of CBRE Global Investors, 1850 Gateway has fostered a new culture for collaboration through its recent capital improvement project, GlobeSt.com learns. This includes the addition of an outdoor lounge area, upgraded shared spaces and common areas.

Those recent improvements to the 142,911-square-foot building include two outdoor lounges with WiFi, charging docks, an outdoor ping pong table and recreation area, as well as two EV charging stations. Inside the building, an updated lobby with digital directory touch screens and upgrades to the common corridors, elevators and restrooms will enhance the workplace experience.

In addition, the building has placed a strong emphasis on tenant engagement through specialized programing–such as a recent Father’s Day social media contest where tenants shared favorite photos with dad using customized hashtags and were entered for a chance to win a gift card.

Within the last month, 1850 Gateway also announced a half-floor lease deal with IQVIA, a provider of technology solutions and research services in the healthcare industry. Other notable tenants include Sequoia Benefits and Insurance, Guckenheimer Services and Serena Software.

1850 Gateway offers access to three Caltrain stations, is within close proximity to major airports in San Francisco, Oakland and San Jose, and provides a connection to Highways 92 and 101.

Major retailers within walking distance of the building include Costco, Target and Safeway, along with several other cafes, restaurants and specialty stores. More than 30 restaurants are within a 5-minute drive, including Five Guys, Corner Bistro, BJ’s Restaurant & Brewhouse, Starbucks, Panera Bread and Jamba Juice.

The building is part of CBRE Global Investors 5-Star Worldwide Program. This means that anyone who is a tenant of 1850 Gateway is automatically granted access to other CBRE workplace amenities across the country. This access ranges from professional conference and seminar facilities, fitness centers, shared spaces, and rooftop decks. Tenant common areas will be updated, and a bike rental program and ZipCar parking will be added. The building is also part of CBRE Global Investors 5-Star Worldwide Program.

2100 Powell has access to Interstate 80 and is served by the Emery Go-Round shuttle. This service provides transit to the MacArthur BART station, as well as a variety of Emeryville restaurant and retail amenities.
