NEW YORK CITY—Dock Studios signed an 18,000 square-foot, 15-year lease at 349 Scholes St. in East Williamsburg from building owner and landlord, Meisel-Peskin. The asking price was $25 per square foot.
The provider of artist workspace will occupy the three floors of the building. After spending 90 years as a fur manufacturing facility, the structure was recently renovated and repurposed. It features 13-foot ceilings, new windows, a freight elevator, gas heat and heavy power. In addition, a loading dock adjacent to the building provides exclusive tenant access. Dock Studios will move into the space during the fall of 2018.
Kalmon Dolgin Affiliates represented both the tenant and the landlord. The brokerage firm’s co-presidents Kalmon Dolgin and Neil Dolgin made the announcement.
Vincent Lopez and Jacques Wadler of KDA handled the lease negotiations for both Dock Studios and Meisel-Peskin. In 2014, Lopez and Wadler arranged a 16,000 square-foot lease for Dock Studios’ second location at 1006 Metropolitan Ave. in East Williamsburg. The company also has a 10,000 square-foot studio at 1027 Grand St.
“After closing its fur business, Meisel-Peskin completely renovated 349 Scholes St., adding features that would cater to tenants looking for quality creative and or industrial space in Brooklyn,” says Neil Dolgin. “With its roots in East Williamsburg, Dock Studios was searching for a large space that would be close to its two other locations. The large windows on all four sides provide an abundance of natural light, which allows Dock Studios to build fantastic studio space.”
