Fashion Software Firm Moves HQ to 8 W. 38th St.

Exenta, which is moving into the Garment District, represents a bridge between the traditional fashion company tenants and the rising tenancy of tech firms.

NEW YORK CITY—Exenta has signed a four-year, 11,200 square-foot sublease to move its headquarters from 53 W. 36th St., between Fifth and Sixth avenues, to 8 W. 38th St., near Eighth Avenue in Manhattan. The company is expanding its New York presence in the prebuilt space on the seventh floor of the Garment District building. Asking rent in the transaction was $49 per square foot and Exenta is expected to relocate in September.

Formerly known as Simparel, the technology firm provides supply-chain management software for the fashion, apparel, footwear, accessories and home furnishings industries. Its products address resource planning, supply chain management, warehouse and financial management. Some of Exenta’s clients include Maggy London, Bonobos, RG Barry, Hanky Panky, Mamiye Brothers and Outerstuff.

Exenta is subleasing space from GTT Communications. The building’s landlord and owner is Fraglow Realty.

Michael Kaufman and Greg Albert, both with the Kaufman organization, represented Exenta. Robert Kluge of CBRE represented GTT Communications.

“Rapidly expanding tech companies such as Exenta are increasingly drawn to the Garment District,” says Kaufman. “The Midtown area as a whole is becoming an attractive hub for innovative firms serving key industries in fashion, manufacturing, finance and technology. Exenta represents a bridge between the traditional tenants such as fashion companies and the rising tenancy of tech firms.”

Exenta was in search of a space to accommodate its recent exponential growth, according to Albert. “8 W. 38th St. offers the firm a modern, prebuilt space complete with glass-finished conference rooms and a convenient location in the Garment District that allows the company access to the fashion and apparel industry it serves,” he says.

Erected in 1914, 8 W. 38th Street is a 12-story, 105,900 square-foot building. It offers a lobby attendant, a drive-in loading dock and an automatic freight elevator.
