Center Looks to Plug Retail Gap

Kaufman County has grown exponentially during the last few years but residents of Kaufman and Van Zandt counties have very limited options for retail brick and mortar, which is about to change with the Crossroads.

TERRELL, TX—It’s a bit of a juxtaposition: on one hand, Kaufman County has grown exponentially during the last few years. On the other hand, residents of both Kaufman and Van Zandt counties have very limited options for brick and mortar retail.

That is about to change with the introduction of Crossroads at Terrell, a 190,000-square-foot project at the northwest corner of Interstate 20 and FM 148. The 255-acre master-planned regional retail and mixed-used development will service the eastern side of DFW and the greater East Texas area. It is located adjacent to North Texas’s first Buc-ee’s Travel Center and a future Baylor Scott & White Health 52-acre medical campus.

“Texas is a growing market that RealtyLink has been looking to get into for some time,” said Phil Wilson with RealtyLink. “With Dallas-Fort Worth adding well over 100,000 residents per year over the last several years, The Crossroads at Terrell is a great place to start. The development is located in a dynamic regional trade area with a population of more than 230,000 that serves all of Kaufman and Van Zandt counties, making it a primary retail development and commercial hub for the entire region. Kaufman County is the fourth-fastest growing county in Texas and the fastest-growing county in North Texas.”

Kaufman went from the ninth to the number four position, according to US Census data which was released earlier this year. There are 122,883 residents in Kaufman County; a 4.1% change from 2016 to 2017. Overall, suburban counties were the fastest growing in Texas between 2016 and 2017.

Moreover, there is an initial slate of tenants for the center, according to CBRE on behalf of RealtyLink and Oakridge Investments. A number of national retailers have executed transactions and are slated to open in spring 2019, such as Hobby Lobby, Ross, Five Below, Rack Room Shoes, Burke’s Outlet, Ulta, Marshall’s, Chick-Fil-A, Tru by Hilton and La Quinta. These new tenants will join Film Alley Movie Entertainment Center, a 74,000-square-foot movie theatre, bowling alley and entertainment facility which is under construction and scheduled to open in 2019.

In addition to Buc-ee’s and Film Alley, the development is gaining momentum from a number of restaurants that have already opened, including Taco Bueno, Panda Express, Freddy’s Frozen Custard, Starbucks, Chipotle, Whataburger, Discount Tire, Taco Cabana and Dairy Queen. Marriott Fairfield Inn also opened earlier this year.

Andrew Lehner with CBRE in Dallas is marketing the project on behalf of RealtyLink. Retail and restaurant space as well as pad sites are still available.

“It’s worth noting that Kaufman County is a very underserved area from a retail perspective, which is why we’re anticipating a lot of interest in this development,” Lehner tells GlobeSt.com. “I have not been able to find another trade area in Texas with less retail square footage per person than this trade area.”
