NEW YORK CITY—Two lease deals totaling 30,000 square feet have brought the new 28-story office tower at 7 Bryant Park here to nearly fully leased.

Brokerage firm CBRE reports that the two deals constitute two full floor lease transactions at the property, owned by a subsidiary of the Bank of China. The two transactions bring the 470,000-square-foot glass office tower to 94% leased and has just a few units remaining.

Orion Resource Partners, an alternative investment management firm, will relocate to 7 Bryant Park from 1211 Ave. of the Americas and will occupy the entire 25th floor of the building, totaling14,143 square feet.

Whittle School & Studios will take 13,891 square feet across the entire 27th floor of the Class A office tower, which will serve as its first New York City office. The new global school is set to open locations in Washington DC and Shenzhen, China in 2019.

The CBRE team of Jason Pollen, Silvio Petriello and Ben Friedland represented Orion Resource Partners in its lease negotiations, while CBRE’s Ben Fastenberg, David Maurer-Hollaender and Cara Chayet acted on behalf of Whittle School & Studios in its transaction. CBRE was also present at the negotiating table on behalf of ownership. The CBRE team of Mary Ann Tighe, Howard Fiddle, Evan Haskell, Clyde Reetz, Evan Fiddle and Adele Huang, represented the Bank of China subsidiary in both transactions.

Orion Resource Partners needed larger space to meet its growing operations and wanted to be located in a building with expansive park views that was close to its current location in Midtown, Pollen of CBRE notes. “7 Bryant Park offered the opportunity to be located at a world-class address, in a building that is equipped with advanced technology and tenant infrastructure to help create a modern and forward-thinking workplace,” he adds.

CBRE’s Fastenberg continues, “For its first New York City office, Whittle School & Studio desired a globally recognized property that would reflect the school’s high level of prestige. 7 Bryant Park was able to deliver on those terms and additionally provided modern amenities and convenient access to several mass transit options, including a popular subway station directly below the building.”
