NEW YORK CITY—Tishman Speyer has launched a new tenant-branded, turnkey dedicated office suites workspace option that will be rolled out next month at Rockefeller Center here.

The company, a global owner, developer, operator and real estate fund manager, reports “Studio Private,” will offer an array of versatile lease terms, services and customization options. Studio Private is targeted to companies that are seeking privacy and singular company culture without sacrificing lease flexibility typically offered by co-working. The flexible lease terms start at one year for office space from 2,000 square feet and up to full-floor layouts with all-inclusive services, furniture, IT and contemporary design aesthetics that can be tailored to each company’s needs, the company reports.

“We are seeing great interest in dedicated office suites from growing companies and smaller business units of mature organizations that are looking to be located in Tishman Speyer buildings and take advantage of the amenities and services we offer,” says Thais Galli, senior director of Innovation for Tishman Speyer.

She adds, “Studio Private is a turnkey solution, offering companies connected, customizable and contemporary spaces without having to make long dated space decisions.  Studio and Studio Private allow our customers to keep their eye on their day-to-day business.”

The first Studio Private spaces will be delivered in December in Rockefeller Center. The suites are fully furnished, and offer a robust IT infrastructure, custom branding and select office amenities including premium add-ons like breakfast catering, pantry stocking, community and event management and more.

Studio Private tenants will have access to ZO. SM, an exclusive on-demand and on-site suite of amenities created for Tishman Speyer tenants, including the Clubhouse by ZO. at One Rockefeller Plaza. Those offerings include wellness programs, backup child care, on-site health screenings and medical services, travel planning, community volunteer engagement, personal grooming, rideshares, human resources services, food and catering and more.

Tishman Speyer has acquired, developed and operated a portfolio of more than 167 million square feet with a total value of approximately $88 billion spread over 406 assets. The firm’s more notable assets include: New York City’s Rockefeller Center, São Paulo’s Torre Norte, The Springs in Shanghai, Lumière in Paris and OpernTurm in Frankfurt.
