Lexington Village at Avondale Begins Sales on Chicago’s Northwest Side

CHICAGO, IL—Chicago-based Lexington Homes, which is developing five townhome and single-family rowhome communities throughout Chicagoland, has begun sales at Lexington Village at Avondale, a new maintenance-free community of 22 single-family rowhomes with fenced-in yards and private, detached two-car garages in the burgeoning Avondale neighborhood on Chicago’s Northwest Side.

Located at the corner of Karlov and Belmont avenues, Lexington Village offers two newly created floor plans that are a hybrid of Lexington’s popular rowhome and single-family home designs. The approach results in an attached home that lives more like a single-family home, with three levels of living space, a private fenced-in backyard and detached two-car garage on a newly built alley. An optional rooftop deck can provide additional outdoor space. Homes include three to four bedrooms and 2½ to 3½ baths and measure approximately 2,300 to 2,450 square feet, with base prices starting from $534,990 to $564,990.

Right now, the first building at Lexington Village is under construction, so buyers still have time to select their own finishes and upgrades to personalize their home, says Benach.

One available plan is Residence A, which measures 2,304 square feet and includes three bedrooms, 2½ baths and a base price of $534,990. The first floor features an open-concept living/dining room and kitchen, along with a powder room. While the foyer includes a coat closet, the back entrance features built-in cubbies for organizing coats, backpacks and sports gear.

On the second floor are two secondary bedrooms, each with walk-in closets, and a full hall bath, which has a double-bowl vanity and linen closet. A laundry room also is located on this level. The home’s third floor features a master bedroom suite, including a walk-in closet and master bath with private water closet, walk-in shower with seat and linen closet. Adjacent to the master suite is a flex room that can be upgraded to a fourth bedroom with walk-in closet and en suite bath.

“By putting this bonus space outside the master suite, it becomes so much more versatile,” says Benach. “It’s the perfect location for a nursery, home office, cozy TV lounge or reading nook away from the busier areas of the home.”

The other plan at the community is Residence B, which measures 2,454 square feet and includes three bedrooms, 3½ baths and is priced from $564,990. The first floor of this design is similar to Residence A, but offers more square footage in the open kitchen and living/dining room.

Two secondary bedrooms with walk-in closets are located on the second floor — one has an en suite bath while the other is near the full hall bath and laundry room. On the third floor, the master suite has a large walk-in closet that is accessed through the en suite bath. Like Residence A, this home also features a third-level flex room that can be upgraded to a fourth bedroom with bath.

Buyers can choose from numerous finishes and options to customize their home, such as traditional or contemporary fireplaces in the great room and ceiling treatments in the master bedroom and secondary bedrooms.

Homes come standard with 9-foot ceilings on all three floors, hardwood flooring on the first floor, carpeting on the second and third floors, and ceramic tile in the bathrooms. Contemporary kitchens include KitchenAid stainless steel appliances, choice of quartz or granite countertops, 42-inch upper cabinets with crown molding and a preparation island. All bedroom walk-in closets include organizer systems.

The Avondale neighborhood is adjacent to the popular Roscoe Village and Logan Square neighborhoods. Lexington Village at Avondale is near fitness clubs, grocery stores, coffee shops and restaurants. Retail stores as boutiques, antique shops and furniture stores, lines nearby Milwaukee Avenue, which is also a main bike artery to downtown. The location provides convenient access to downtown Chicago via two nearby CTA Blue Line stations and Interstate 90/94.
