Purple USA Leases at 322 Eighth Ave.

The public relations firm recently moved into GFP Real Estate’s 21-story office building committing to a seven-year lease.

NEW YORK CITY—Purple USA, Inc. has left its SoHo offices at 120 Wooster, moving to 322 Eighth Ave. between W. 26th and W. 27th streets in Chelsea. The lifestyle communications and public relations company signed a lease for 9,800 square feet, occupying the entire 13th floor at GFP Real Estate’s 175,00-square-foot office building.

JLL’s Simon Landmann and Jonathan Fanuzzi represented Purple USA. The building owner, GFP Real Estate, was represented in-house by Allen Gurevich. JLL notes the asking rent for the seven-year lease was $55 per square foot.

Other building tenants include Juice Worldwide, Pelli Clarke Pelli Architects, Kliment Halsband Architects, Sam Schwartz Engineering and The Nature Conservancy.

The 21-story 322 Eighth Ave. building was constructed in 1925. GFP renovated the façade and entrance in 2016, updating features while preserving some historical architectural elements. Modernizing the design, they adding a new glass storefront, while the marble lobby has both a restored period ceiling mural and high-speed elevators.

GFP Real Estate was formerly called Newmark Holdings. In 2017, Jeffrey Gural announced the rebranding of the company with its new name to eliminate confusion between the Gural family owned and managed firm and Newmark Knight Frank. Gural stepped down as chairman of Newmark Knight Frank and became chairman emeritus, while remaining chairman and principal of GFP Real Estate.
