Tri-County Care Leases 17,000 SF in Lion Match Building in LIC
The deal brings recent leasing activity at 22-15 43rd Ave. to over 37,000 square feet.
NEW YORK CITY—The Lion Match Building at 22-15 43rd Ave. in Long Island City, Queens has a new tenant. Tri-County Care has signed a long-term lease to occupy the entire top floor of the four-story building, totaling 17,060 rentable square feet. Although additional terms of the lease were not disclosed, asking rents for Class B buildings in the Northwest Queens submarket where the property is located are $36 per square foot according to CoStar.
Cushman & Wakefield’s Joseph Grotto and Edward Kent represented the building owners.
Werwaiss & Co., Inc is the majority owner and managing agent of the building. PropertyShark.com also lists John A. Werwaiss and Gretchen N. Werwaiss with the ownership.
Cushman notes that in the second half of 2018 three new leases were signed at the Lion Match Building including RCN Telecom Services of New York, ClearChoice Management Services and Werwaiss & Co. The four transactions bring recent leasing activity at the property to over 37,000 rentable square feet.
Tri-County Care is a Care Coordination Organization Health Home designated to provide New York State Department of Health services including home care, personal care, health home care management, rehabilitation, and access to home, senior dining, social day care and managed long-term care. Jeff Unger from Kalmon Dolgin Affiliates represented Tri-County Care, which will use the building for administrative offices.
Built in 1924 as a manufacturing and warehousing facility for the Lion Match Company, 22-15 43rd Ave. is a 60,000-square-foot boutique commercial office and retail building. The second and third floors of the building have recently been fully renovated with new tenant-controlled HVAC systems, and with corridors and bathrooms. The lobby was also renovated and now includes a full wall mural of the Queensboro Bridge.
