South Beach at Long Branch 40% Sold, Construction More than Halfway Complete

LONG BRANCH, NJ—Construction crews are now installing floor-to-ceiling hurricane resistant glass walls that will provide all residences at South Beach at Long Branch with expansive ocean views. More than halfway completed, with 40% of the project sold, the two eight-story towers are taking shape with interior and exterior work progressing simultaneously, according to developer FEM South Beach Urban Renewal. The project is slated to be completed in the fall of 2019.

South Beach features two eight-story towers with 47 residences ranging from two to four bedrooms, along with duplexes and penthouses. The buildings are designed and built to meet the highest standards for oceanfront construction.

“Resilience is central to the design and construction of South Beach at Long Branch which is comprised almost entirely of glass and concrete,” says construction manager David Ulassin, president of Cornerstone Construction Services in Somerville, NJ, who is a member of the development team. “The exterior walls are pre-cast concrete panels with a decorative finish. In addition to the use of durable materials, the buildings’ plaza level is 25 feet above sea level, which is considered high and dry, therefore, flood insurance for homeowners is not necessary.

The design draws inspiration from the light and airy buildings along South Beach in Florida where FEM’s founders, Mimi and Edwin Feliciano, often travel. To create an elegant lifestyle for residents, the modern and sleek buildings include luxury amenities intended to bring a South Beach lifestyle to the Jersey Shore. Exclusive features include semi-private elevators that open directly into each residence, as well as concierge services, a 24/7 accessible business center with a conference room and office as well as state-of-the-art security. A high-tech fitness center, saltwater infinity-edge pool, outdoor grills and a private dining room with wine storage and a commercial kitchen are also available for private events. There also will be four designer decorated hotel-style guest suites with private kitchenettes for residents to host family and friends. South Beach residents will have two to three assigned parking spaces in the below-grade parking garage along with a personal storage unit for each home owner.

The interior spaces are designed to stand apart from the competition, according to the developer. In addition to the floor-to-ceiling glass windows with views of the ocean from every unit, South Beach features Miami-inspired Snaidero custom kitchens from Italy, premium appliances, top-of-the-line fixtures, and spacious outdoor terraces with built-in fireplaces.

“We wanted to create a place close to home that offers luxurious living at its best,” says Mimi Feliciano. “The City of Long Branch is experiencing a major renaissance, and South Beach at Long Branch has set the bar for high-end residential communities in this area, surrounded by restaurants, retail shops and boutique neighborhoods all along the waterfront.”

The design has been led by Miami-based interior designer Steven G and Shore Point Architecture in Ocean Grove, NJ. Other key members of the team include Monteforte Architectural Studio in Asbury Park, NJ, and Cornerstone Construction Services.

The property is situated between Ocean Boulevard and Ocean Avenue just a few miles from the Garden State Parkway, Exit 105.

Residents from Manhattan have just an hour train ride or 50 minutes on the Seastreak Ferry, and northern New Jersey is just an hour and 15-minute drive.

South Beach will open a South Tower model unit in the spring of 2019.
