DXC Tech and Common Desk Nab Space at CityLine

Recent commitments of 187,300 square feet at the 313,000-square-foot class-A 3400 at CityLine bring the building to 60% leased, with remaining space negotiations underway by Transwestern.

DXC Technology, a subsidiary of Hewlett-Packard, has leased the largest space at 100,300 square feet.

RICHARDSON, TX—Recent commitments of 187,300 square feet at 3400 at CityLine bring the building to 60% leased with negotiations underway for the remaining office space. Transwestern has secured the leases at the 313,000-square-foot class-A building developed by Transwestern Development Co.

DXC Technology Co. has leased 100,300 square feet, while AT&T Services has signed its advertising analytics group, Xandr, to 24,700 square feet. Generational Equity is relocating its corporate headquarters, having leased 30,800 square feet, and Common Desk, a Dallas-based boutique co-working provider, will occupy 31,500 square feet.

3400 at CityLine is located within one of the largest transit-oriented developments in Dallas-Fort Worth. The CityLine development comprises 2.5 million square feet of office space, 2,500 multifamily units, multiple hotels and more than 25 restaurants anchored by a Whole Foods.

Transwestern Commercial Services managing director Duane Henley and principal Nathan Durham provide office leasing services on behalf of the ownership–a joint venture between Transwestern Development Co. and a fund advised by UBS Asset Management. Additionally, Malouf Interests acts as a strategic partner and investor alongside Transwestern Development.

The five-story building offers efficient floorplates and abundant natural light through 10-foot floor-to-ceiling glass. The design targets companies seeking to attract and retain the rising generation of young professionals.

Building amenities include a 1-acre outdoor event lawn, shuttle access throughout CityLine, deli with tenant lounge and a fitness center. Common Desk will provide additional building amenities including an onsite coffee bar, flexible enterprise leasing solutions and building programing for everything from fitness classes to conference room reservations to happy hours, all managed through the Ellum app.

Sitting along the Spring Creek Trail System, tenants are connected to a 4.5-mile network of trails and the 100-acre Spring Creek Nature Area. 3400 at CityLine features fully structured parking at five spaces per 1,000 square feet within a connected eight-level garage.

The fourth quarter ended with a positive 886,741 square feet of absorption, a notable decrease from the previous quarter of 1.4 million square feet, but still the 31st consecutive quarter of positive absorption in DFW, according to a report by Transwestern. The 12-month total net absorption recorded 3.9 million square feet. Submarkets with the largest positive absorption include Upper Tollway/ Legacy (877,509 square feet), Dallas CBD (737,823 square feet), Frisco/The Colony (504,099 square feet), Northeast Fort Worth (503,752 square feet) and Uptown/ Turtle Creek (485,919 square feet).
