SAN FRANCISCO—In the largest office lease year to date, Asana will occupy the entire 265,890-square-foot office portion of 633 Folsom St., a 12-story building in South of Market. The space near Second Street is being renovated and expanded for an opening next year. The software company led by Facebook co-founder Dustin Moskovitz will use the space as its new headquarters.

“There was a great deal of interest in 633 Folsom from the moment this project was announced but we feel we’ve found more than a long-term tenant in Asana. We are partnering with a dynamic, growing San Francisco company with a culture highly compatible with our own,” said James Carbone, CEO of The Swig Company.

The Swig Company has owned and operated 633 Folsom since it was built in 1967. The redevelopment includes the addition of five floors totaling approximately 100,000 square feet, as well as all new building systems, exterior facade, an activated outdoor plaza and more than 5,600 square feet of ground-floor retail space. Designed by Gensler, the completed building will integrate innovative design features and building systems and is being built to LEED Gold and WELL Building Silver certifications.

“633 Folsom Street has been an incredible opportunity to reimagine the next generation of buildings in SOMA,” says Manan Shah, principal-in-charge, Gensler. “We started with completely overhauling the building’s environmental systems while designing a new facade that will increase the number of hours of daylight for the interior. We also created a more pedestrian-friendly streetscape with improved access to retail, and designed a vibrant and approachable public open space. This project truly reflects the whole team’s deep commitment to providing greater well-being and an improved experience for the 633 Folsom Street community.”

Gary Arabian and Mike Iino of CBRE represented The Swig Company in negotiating the lease.  Asana was represented by Tim Kazul and Jon Wittemyer, also of CBRE.
