SCOR Leases 75,000 SF at 28 Liberty St.

The global reinsurer will move into the Fosun Hive Holdings Financial District tower in Q3 2019.

NEW YORK CITY—SCOR scored a 75,000-square-foot, long-term lease at 28 Liberty St. The Paris-based global reinsurance company will move into the 53rd and 54th floors of Fosun Hive Holdings’ landmarked, Financial District skyscraper in the third quarter of this year. The rents are in the mid-high $70s for the tower floors.

SCOR is staying in Lower Manhattan relocating its New York City headquarters from 199 Water St.

Bo Wei, chief executive representative of Fosun Group in the US and VP of Fosun Hive Holdings, notes the multiple mass transit options of the location as one of the building’s key features. “The property offers world-class architecture, dynamic new retail and dining options, and exciting cultural and community events,” he adds.

At the base of 28 Liberty St. Fosun has completed Marketplace 28, a 200,000-square-foot retail venue. Within the space, Alamo Drafthouse Cinema has leased 40,000 square feet and plans to open a 600-seat, 10-screen theater in the fourth quarter of 2019. Jeffrey Beers is designing a 35,000-square-foot Legendary Hospitality restaurant and live entertainment center on the ground floor of the marketplace.

Danny Meyer’s Union Square Hospitality has opened Manhatta and Bay Room, a restaurant and event space at the top of the tower.

Earlier this month, Fosun had completed its comprehensive renovations of the building.

Thomas Costanzo, managing director of leasing for Fosun, represented the property owner in the recently signed deal. JLL’s Peter Riguardi, Mitchell Konsker, John Wheeler, Michael Berman, Daniel Turkewitz and Eliza Akers also represented Fosun. Merrill L. Roth with Newmark Knight Frank represented SCOR.

Fosun has completed a total of 1.4 million square feet of office leasing at 28 Liberty St. The Office of the New York State Attorney General has taken 340,000 square feet. The information services company Wolters Kluwer is leasing 130,000 square feet. The London Stock Exchange is occupying 75,000 square feet and Booking.com has leased 53,000 square feet.
