Why Home Developers Are Targeting Chula Vista

Home developer Baldwin & Sons delivers another housing community, Alay at Otay Ranch, in Chula Vista, and tells GlobeSt.com why the community has been such a hotspot.

Housing demand isn’t waning in Chula Vista. Developers have been building in the southern enclave of San Diego to supply much-needed new homes to the greater San Diego market. Developer Baldwin & Sons has delivered Alay at Otay Ranch, an 80-home community at Otay Ranch Town Center. The home models are each three stories and ranch in size from 1,938 to 2,505 square feet.

“As the developer of Otay Ranch by Baldwin & Sons, which is the master plan adjacent to the Alay at Otay Ranch Town Center community, we have delivered many new home communities in Chula Vista and witnessed high demand with all of them,” Melissa Hazlett, VP of sales and marketing for Baldwin & Sons, tells GlobeSt.com. “We feel the reason for this is a combination of the incredible variety of home options offered here, the general lack of reasonably priced housing options throughout the county, and the overall desirability of Southern California’s lifestyle. Everyone wants to live here, and the Alay community expands on the options available within Chula Vista.”

The is a housing shortage throughout Southern California, and a need for more homes. While Alay is helping to fulfill that need, local military families near Otay Ranch are driving a lot of the demand in the area. “San Diego County at large remains a highly desirable place to live. The county offers a wealth of jobs, world-class amenities, exciting attractions, and incredible year-round weather as well as unparalleled coastlines,” adds Hazlett. “In addition to these considerable demand drivers, there is also a very large military community in San Diego and this demographic is specifically concentrated in the lower portions of the county where Chula Vista and the Alay community are located. Thus, we are seeing a lot of military family interest in Alay, as well as in our other new home communities inside, and near, Otay Ranch.”

First-time buyers are also flocking to the Chula Vista market. The project is an opportunity to buy a single-family home near amenities and close to Downtown San Diego. “The townhomes are high quality and provide access to numerous outdoor amenities including trails, parks and sports fields, which is highly attractive,” adds Hazlett. “The townhomes are also being offered at a reasonable price point, especially when you compare them to other options in different parts of the county such as the northern and coastal areas.”

Alay is located near Baldwin & Sons’ master plan project, Otay Ranch by Baldwin & Sons.
