NoMad Tower lobby at 1250 Broadway
NEW YORK CITY—Rubicon Project has signed a 10-year lease, for 14,906 square feet, occupying the full 15th floor of Global Holdings' NoMad Tower located at 1250 Broadway. The rent was not disclosed. However, a source close to the deal tells GlobeSt.com that asking rent is $85 per square foot around the leased floor. Another industry source tells GlobeSt.com that the rents for the 20th to the 22nd floors is $88 per square foot.
Eyal Ofer's Global Holdings acquired the 706,763-square-foot, 39-story building in November 2016 for $565 million from a joint venture of Jamestown, MHP Real Estate Services and David Werner Real Estate, according to Real Capital Analytics.
Rubicon Project is a publicly traded, Los Angeles-based online advertising tech firm that was founded in 2007.
Cushman & Wakefield's Conor Kenny, Christine Colley and Jack Ortlieb represented the tenant in the transaction.
“The client was attracted to the recent renovations and amenities at Nomad Tower,” says Kenny. “With abundant access to public transportation that benefits commuters throughout the region, the centralized neighborhood suited Rubicon Project's needs.” The building is close to 12 subway lines and the PATH trains at Herald Square and Penn Station.
The landlord, Global Holdings, was represented by Mitch Konsker, Paul Glickman, Ben Bass, Dianna Biasotti and Harley Dalton of JLL.
“Rubicon, like the other tenants who have recently leased space at Nomad Tower, is joining a dynamic building which caters to companies focused on employee satisfaction and retention,” says Glickman. “From the contemporary lobby to the multi-floor amenity lounge, the building provides a highly functional work environment with sophisticated aesthetics and a great vibe.”
TransPerfect, the law firm Gunderson Dettmer Stough Villeneuve Franklin & Hachigian and Zillow have recently signed major leases in the building.
The glass and steel skyscraper takes up the entire block front on Broadway between 31st and 32nd streets. Originally constructed in 1970, NoMad Tower has recently undergone extensive renovations creating a new entrance, lobby and amenity spaces. The building includes an amphitheater, lounge, bike room, meeting spaces, a garage and fitness center. It's also LEED Gold certified, Energy Star certified and Wired Certified Gold.
