The Olive Hill Group and Artemis Real Estate Partners have formed a joint venture to recapitalize 520 Broadway, a 112,756-square-foot creative office building in Downtown Santa Monica. Olive Hill purchased the property in 2017, and under the partnership, the firm will retain partial ownership and remain the property's operator.

Olive Hill Group purchased the property 82% leased and had since driven occupancy to 100%. The joint venture will continue to operate the property as a class-A asset and cater to tech tenants.

Steven Edwards, Grace Winters, Jeff Mannisto, and Nairi Siddiqi from Manatt, Phelps & Phillips represented Olive Hill Group in the deal. Amy Carbins, Naftali Weg, Lucien White and Lauren Rico from DLA Piper represented Artemis Real Estate Partners.
