Senior Housing Brand Enters Las Vegas

After a decade, the Del Webb brand is returning to Las Vegas with a new active senior housing project.

With growing demand for senior housing in Las Vegas, senior housing developer Pulte is bringing its Del Webb brand to the market after a decade away. The developer is building a new active senior project at Lake Las Vegas, Del Webb at Lake Las Vegas, a single-family home community for seniors age 55-plus. The return to the market is a reflection of the rising demand for senior housing living in Las Vegas.

“In our traditional communities where we are offering single-family homes, we have seen an increase in our active adult consumers,” Bridjette Shelfo, VP of sales for the Las Vegas division of Pulte, tells GlobeSt.com. “Lake Las Vegas is a beautiful place to bring a property like this. Residents have access to all of the things that are important to them with golf, amenities and entertainment on the Strip. We felt it was the perfect place for our new Del Webb in Lake Las Vegas.”

Del Webb at Lake Las Vegas will feature 461 single-family homes with nine one-story floor plans ranging from 1,500 to 2,800 square feet. “We are bringing those floor plans to the new Del Webb site. We are absolutely seeing that buyer coming from California and retiring,” says Shelfo. “It will be a traditional Del Webb community with amenities, sports and activities and a clubhouse. It will have all of the things that would go into a typical Del Webb, with the addition of the Lake, which will offer watersports.”

While this is a return to Las Vegas for the Del Webb brand, it has remained active in Mesquite, Nevada—on the opposite side of the state. The brand has been very successful, and with the growth of the retiree demographic, Pulte saw an opportunity in Las Vegas. “The Del Webb brand has been focused in Mesquite, Nevada, for more than 10 years, and it is doing really well. We feel like the active adult consumer is looking for lifestyle, community and to build relationships with their neighborhoods,” says Shelfo. “The Del Webb part of our business provides all of those things to a consumer.”

The complex is set to break ground in November, but we come to the market quickly. “We are currently building the model park, and it will be early next year when we have our grand opening,” says Shelfo. “We will be open for business with the models.”

While the property hasn’t broken ground, the developer has already seen strong interest, receiving 100 average leads per week since the development announcement.
