New 133K in Leases Brings South Florida Industrial Complex to Full Occupancy

Cushman & Wakefield reported six recent lease deals at the 318,062-square-foot complex, developed by Butters Construction & Development in Broward County, which consists of three buildings (Six, Seven and Eight).

The Pompano Center of Commerce II at full build-out will total nearly 377,000 square feet.

POMPANO BEACH, FL—In another clear sign of the strong South Florida industrial market, a total of 132,798 square feet of lease deals have brought the new Pompano Center of Commerce II warehouse and distribution center here to full occupancy.

Cushman & Wakefield reported six recent lease deals at the 318,062-square-foot complex, developed by Butters Construction & Development in Broward County, which consists of three buildings (Six, Seven and Eight).

Cushman & Wakefield’s industrial brokerage team of Chris Metzger, Richard F. Etner Jr., Christopher Thomson and Matthew G. McAllister represented Pompano Industrial Venture, LLC, a joint development between Butters Construction & Development and an institutional capital partner, in securing leases with Milestone Pavers, Empire Delivery, Larsen’s Manufacturing Company, Farco Plastics, Event Effects Group and ATI Electrical Supply.

Milestone Pavers, a family owned business based in South Florida leased 14,640 square feet in Building Six for a showroom and distribution warehouse. Dalton Easton of The Easton Group represented Milestone Pavers in the lease negotiations. Empire Delivery, a third-party logistics company for the furniture industry, leased 26,605 square feet in Building Seven. Newmark Knight Frank represented Empire Delivery in the lease negotiations.

Larsen’s Manufacturing Company leased 17,436 square feet in Building Seven for a manufacturing facility. Larsen’s has produced fire safety equipment for worldwide distribution since 1958. The company has two manufacturing facilities, one in Minnesota and the other at Pompano Center of Commerce II. Cushman & Wakefield’s McAllister represented Larsen Manufacturing in the lease negotiations. Farco Plastics leased 17,381 square feet in Building Seven. The company distributes plastics, adhesives and sealants for a wide variety of industries and has six offices throughout Florida, Alabama and Tennessee. Crystal Jutte and Steve O’Hara of Mohr Partners negotiated the lease on behalf of Farco Plastics.

In the final two lease transactions, Event Effects Group leased 37,786 square feet in Building Eight. Event Effects Group is a full-service production company providing sound, lighting, decor and furniture for events throughout South Florida. Whitney Carr-Peterson of Las Olas Real Estate Professionals represented Event Effects in the lease negotiations. ATI Electrical Supply, a distributor of electrical products, leased 18,950 square feet in Building Eight. Josh Robbie and Zak Mirkowski of Savills represented ATI Electrical Supply in the lease negotiations.

Pompano Center of Commerce II is a four-building warehouse and distribution campus totaling 376,644 square feet. The single-story buildings at Pompano Center of Commerce II feature 24’ to 32’ clear heights, ESFR (Early Suppression, Fast Response) fire safety systems, LED lighting and dock-high loading.

Three of the buildings have been constructed and the fourth, Building Nine, is currently under construction. Building Nine, which totals 61,832 square feet, is expected to be delivered in the first quarter of 2020.
