RKTB Architects Develop South Bronx Mixed-Use Community

The development will feature a blend of affordable housing and senior living components, and is expected to be completed by summer 2020.

NEW YORK – RKTB Architects has announced an affordable housing and senior living complex, currently under construction in the Hunts Point neighborhood of the Bronx.

Located at 700 Manida Street in a residential-industrial area of the South Bronx, the 102,000-square-foot residence will offer 108 units with studio, one-, two- and three-bedroom floorplans; 48 of which are reserved for seniors.

RKTB intends to add value to the neighborhood with the affordable rentals, featuring a “market-rate feel” with cost effective finishes such as quartz countertops and LED fixtures. The structure’s façade is styled with masonry and metal paneling details and solar shades over the window openings.

The L-shaped, 8-story building features a 7,100-square-foot landscaped yard for active play and quiet activities toward the back of the building, and 3,700 square feet of community facility street-level space designated for doctor’s offices, after-school programs or daycare.

RKTB initially planned for six-stories of family-oriented affordable housing, before proposing the financially viable project with an added senior housing component to their nonprofit development group clients, Mutual Housing Association of New York and Nos Quedamos.

Originally limited to 55,000 square feet of residential development site for less than 60 units, the architecture firm was an early utilizer of the Affordable Independent Residences for Seniors program of Zoning for Quality and Affordability, which was approved by New York City in 2016 and permits increased density when set-asides are incorporated for seniors. This action allowed the development floor-size to increase by 45%. Upon this approval, RKTB altered their design to distribute affordable units and senior units throughout the entire building, rather than separating the areas; encouraging a sense of community for residents.

The complex is expected to be complete by the summer of 2020.
