Berkadia Closes Two Unique SoCal Deals

The firm brokers the $71 million sale of an independent living facility and a rare garden-style apartment property.

Berkadia has closed two unique Southern California. The firm has brokered the sale of a 310-unit independent living facility in Westminster for $71 million and the sale of a 229-unit garden-style apartment community in Simi Valley.

Only six non-assisted senior living communities have come to the market in Westminster in the last 30 years, making this asset a rare opportunity to own an independent senior living facility in the market. Located at 13920 Hoover St., it features one-of-a-kind beautifully manicured common areas with colorful flowerbeds lining the walking paths and two calming streams. Managing director Joe Leon and associate director Michael Thagard of Berkadia’s Irvine, California office completed the sale on behalf of the seller, California-based Zinn Group.

Rancho Corrales, the Simi Valley multifamily property, closed at a record-setting price and is the first 50-plus-unit property to trade in the market since October 2017. Managing director Vince Norris and associate director Eric Norris of Berkadia brokered the deal.
