Protea Properties has announced plans to build Bayview Plaza, a 156-unit apartment building on a vacant lot in San Diego’s Bay Park on the corner of Morena Boulevard and Clairemont Drive. The proposed property includes 40,000 square feet of commercial space, and is located walking distance to the Blue Line Trolley. Helping to address the housing crisis in San Diego, the property will include 16 affordable units, or 10% of the total project, for families earning up to 50% of the area’s average income. The affordable units will range in size from studios up to two-bedroom units to ensure housing is available for all areas of the market.

“Bayview Plaza is situated halfway between two of San Diego’s major job centers at UTC and Downtown,” Jeffrey Essakow, president of Protea Properties, tells GlobeSt.com. “Even more importantly, Bayview Plaza will create the new model for smart-planned, transit-oriented development as it will be located right across the street from the future Blue Line Trolley Station. In addition to the site’s connections to transit and job centers, the ideal Bay Park neighborhood provides beautiful coastline views and access to the recreational waterfront at Mission Bay. It will be a project that not only benefits future residents, but enhances the current neighborhood.”

Protea Properties aims to create thoughtful spaces where people want to be, and this property will be no exception. They plan to create a hub around the intersection accessible to a range of incomes. “With Bayview Plaza, we identified an opportunity to create a new gateway to Clairemont and Mission Bay and a truly special place in one of San Diego’s best neighborhoods,” says Essakow. “Bayview Plaza not only creates needed new apartment homes at different levels of affordability with connections to transit, but it also creates a welcoming neighborhood center with expansive public areas. In addition to 156 residential units, Bayview Plaza will also include approximately 40,000 square feet of office and retail space, supported by 224 parking spaces. We envision a curated tenant mix that could include a coffee shop, neighborhood market, fitness studio, fine-dining and casual restaurants and co-working space, among others. Lastly, Bayview Plaza will include mobility improvements including a mobility hub to support transit ridership, designated rideshare drop-off/pick up areas and an additional 150 parking spaces for the future Blue Line Trolley Station, among others.”
