Harwood No. 10 is Ready for Occupancy

Reed Smith’s new space at Harwood No. 10 can accommodate up to 100 lawyers as the firm continues to pursue its growth strategy to create a full-service legal offering in the Dallas market.

The class-A office tower features 22 floors totaling 220,548 rentable square feet of office.

DALLAS—Reed Smith has signed a 49,000-square-foot lease in the 19-city block District of Harwood at Harwood No. 10, which is now ready for occupancy. Philip Leibow, Brooke Armstrong and Scott Hage of JLL negotiated the Reed Smith lease with Kelly Whaley and Hannah Waidmann of Harwood International.

Reed Smith is global law firm with 29 offices and more than 1,800 lawyers, and has an established presence across Texas with more than 100 lawyers. The firm entered the Texas market in Houston in 2013, added an Austin office in 2018 and in May of this year, opened in Dallas. Since then, the Dallas office has rapidly grown to 30 lawyers. The class-A office tower was designed by Dallas-based HDF. It features 22 floors totaling 220,548 rentable square feet of office and more than 14,000 rentable square feet of retail and restaurant space called La Rue Perdue. The spaces line a European-inspired cobblestone pathway.

Harwood District has earned a Walk Score of 92 and recently opened a direct connection to the 3.5-mile Katy Trail for tenants, residents and visitors. New additions are Bleu Ciel, a 33-story condominium tower designed by Paris-based Jean-Michel Wilmotte and HDF, and the new Rolex Building designed by Tokyo-based Kengo Kuma and HDF. Tenants in the District of Harwood are in walking distance to the city’s most notable attractions.

“Harwood No. 10 will open this fall, featuring first-class amenities and services for its tenants,” Jessica Young Reid, director of marketing, Harwood International, tells GlobeSt.com.  “Key amenities include the squash court, golf simulator, fitness center and a pub. The pub will be Harwood Hospitality Group’s ninth concept within the collection, launching the start of La Rue Perdue. The European alleyway at the ground level will consist of 14,000 square feet of restaurants and retail, furthering the District’s pedestrian experience by connecting Harwood No. 4 with Harwood No. 10.”

Harwood No. 12 was recently submitted to the city, featuring approximately 500,000 square feet of office and retail space. The tower will be the tallest in Uptown, with an observation deck, sky lounge, garden amenity deck and ground-floor restaurants.

Harwood Hospitality Group, HI’s hospitality division, has poured the fifth level of its 22-story boutique hotel within the District. In addition, the group just launched Latin-inspired Te Deseo, the eighth and largest concept within the collection.

Harwood International is best known for transforming the Uptown Dallas neighborhood into the acclaimed District of Harwood featuring class-A office, luxury residential and retail space set within a campus with gardens and art-filled lobbies. The 19-city block District will continue to grow to include more than $4 billion in office, retail and residential development.

Cautious optimism continues to be the theme in the Dallas office market and tenants continue upgrading space from class B to class A, according to a second quarter office report by JLL. Activity remained strong as second quarter 2019 recorded more than half a million square feet of net absorption, with class A contributing more than 800,000 square feet, countered by class B deducting 270,000 square feet from the total.

Las Colinas is the only submarket with more than 100,000 square feet of positive absorption for class B for the year, primarily from Darling Ingredients’ move to 5601 N. MacArthur. Vacancy has crept up during the last few years, with new deliveries exceeding absorption in the last few years, but remains below the long-term average. As demand for brand-new space remains strong, additional spec projects will likely break ground later this year, says JLL.
